Mayor Horrigan Issues Request for Proposals for New Residential Development on Theiss Road

Akron, Ohio, August 3, 2020 – Mayor Dan Horrigan’s Office of Integrated Development has issued a request for proposals (RFP) to purchase and develop residential land for new housing in the Merriman Valley Neighborhood. Thiess Road contains nearly 45 acres of land in close proximity to shopping and public facilities. The property is currently zoned for single family residential use.

The site is bordered by Theiss Road to the north and the west. Northampton Road generally is the eastern border. South of the parcel is Hardy Road. The site is adjacent to the Summit Metro Parks and within minutes of the Cuyahoga Valley National Park. Should the Developer meet all eligibility requirements, the new housing will be eligible for the City of Akron’s 15-year 100% residential tax abatement program. 

“The right developer will be able to create an attractive, new residential development on this property that complements the surrounding land uses and takes advantage of the unique park-like setting,” said Deputy Mayor for Integrated Development James Hardy. “This Theiss Road property presents an excellent opportunity to offer new housing options within the city, and we are excited to work with whichever developer submits the best proposal, to make this a reality for Akron residents.”

Preferred proposals should be market rate, single-family, detached, owner-occupied housing.  The entire site should provide 30% green space. Proposals must be submitted by September 10, 2020. Proposals will be reviewed by the Office of Integrated Development, which will make its recommendation to Mayor Horrigan, Akron City Planning Commission, and Akron City Council.
